Bidding Instructions for Sheriff Sales
The bidder must beat the seller's upset price.
If the bidder is the successful buyer, then ALL taxes, any municipal liens, Sheriff's costs, attorney's fees, plus 2% poundage and a 2% transfer tax fee will be paid from the bid amount.
The buyer MUST have 10% down at the time of the sale.
The buyer MUST have the balance due paid within 30 days or they lose their down payment amount.
After balance due is paid, the deed is filed.
